New Businesses Find Early Success At The Cascade At The Steel District

It likely wasn’t just the luck of the Irish that went in Shenanigans’ favor – but renovations of the sports bar’s new space at The Cascade at The Steel District were finished just in time for the big, green party.

Shenanigans Sports Bar & Grill opened along the boardwalk at 701 N. Phillips. Ave. by mid-March, and welcomed its first guests soon after for what likely will become another annual tradition for many enjoying the downtown St. Patrick’s Day festivities.

“It was great,” owner Paul Ode said. “Feedback has been awesome and we have been very busy. Saturday was an amazing day for St. Patrick’s Day.”

He chose to open at The Cascade as a second location because of everything going on around it.

“It’s a newer place, very nice and it’s awesome to have our signage up here,” Ode said. “People see us before anything else when they’re coming from the north and it’s a great demographic we have living literally above us. A lot of people who live above have been stopping by as we progressed with construction.”

This month also brought opening day for The Maker’s Circle, owned by local educators and artists Meagan Turbak and Bobbi Clayton.

It’s located along The Cascade boardwalk as well and sells work from a dozen makers. The business also offers on-site make-and-take crafts, a variety of classes and a summer camp for teens

Since opening, “everything has been really great. Opening day was busy and full of support,” Clayton said. “Our neighbors are awesome and so kind! We love the location and the possibilities, especially since community is our focus. We look forward to people booking workshops and getting together to experience the space and support our neighbors, too.”

The neighbors at The Cascade are a diverse – and delicious – bunch, from destination salon The Factory by JakeBlow & Co. to Severance Brewing Co. on the south end of the boardwalk. Savor gourmet cookies at Mary’s Mountain Cookies, treat the family to cotton candy or baked goods at Candy Cloud Factory/Intoxibakes, plus check out local favorite La Luna Café for a chef-driven menu of breakfast, lunch and dessert.

The Lloyd team “is so wonderful and easy to work with,” Clayton said.

“This location is going to be so amazing once the city's projects are completed,” she continued. “As the weather warms up, more and more people will be exploring the Uptown area and we aim to put this part of Sioux Falls on the map! We really love the vibe here. It was an easy decision and felt like home right away.”

There’s also space for more businesses to take advantage of the momentum at The Cascade and surrounding activity at The Steel District at Falls Park.

The following spaces are open to lease:

Suite 135: 1,881 square feet

Suite 150: 937 square feet

Suite 145: 907 square feet

“This is such a strong opportunity for a business to take advantage of our exciting mix of tenants at The Cascade and the broader developments happening right out your door,” said Raquel Blount, vice president of commercial real estate for Lloyd.

“There are so many advantages to this location: Easy connectivity to all the attractions at The Steel District and constant visitor traffic from Levitt at the Falls and Falls Park. Plus, Jacobson Plaza will open for this summer bringing year-round reasons to come to the area, from a huge playground to an ice ribbon.”

While The Cascade is enjoying solid residential occupancy above the commercial space, there are still options for new residents to move in this spring – especially in its studio apartments.

Residents here enjoy some of the most comprehensive amenities anywhere in Sioux Falls, with multiple spacious community lounges – including a rooftop patio – and a spectacular courtyard with an outdoor pool and hot tub.

“We’re the only property downtown that has that, so that’s a big seller,” property manager Morgan Saugstad said. “Our fitness center is quite large compared to others, so that’s popular too.”

The other priceless amenity is the location itself. The Cascade offers direct access to shopping, dining and entertainment within the building – and it’s a short walk across Phillips Avenue to the rest of The Steel District, Jacobson Plaza and Levitt at the Falls.

“The easy access to shops, restaurants and the brewery is a big thing too,” Saugstad said. “People really love living here.”
